Fungible Compensatory Area (FCA) shall be allowed without charging premium on, existing BUA as per the OC plan or the approved copy of plan with full commencement certificate (OC is not available).
In case neither OC nor Full CC is available with the society, then FCA on existing BUA shall be granted by charging premium.
In case of redevelopment of existing building having tolerated category, FCA on existing BUA based on assessment record prior to datum line can be granted without charging premium.
Fitness center shall be 2% of (Total BUA + FCA) and NOC from the Society is not required provided such area is clearly demarcated as "Fitness Center for Society" with necessary clause in sale agreement.
