Guidelines to allow the area covered by Staircase/lift wells including lobby free of FSI

  • Premium is payable for staircase/ lift/lobbies area excluding the area mentioned in regulation 31 (1) (iii) [Areas covered by staircase rooms, lift machine rooms above topmost story, staircase/lift wells and passages in stilt, basement and floors exclusively used for parking and other ancillary uses]. The premium shall be 25% of Ready Reckoner Rate for developed land FSI 1.0.
  • Building Height 32.0 m: Lobby area in front of Lift/s and Staircase shall be 1.25 times depth and width of the lift/s and staircase. 
  • Building Height 32.0 m to 70 m: Lobby area in front of Lift/s and Staircase shall be 1.5 times depth and width of the lift/s and staircase.
  • Building Height above 70 m: Lobby area in front of Lift/s and Staircase shall be 2 times depth and width of the lift/s and staircase.
  • Lobby area in front of smoke vent shall not be more than 1.5 m in length shall be considered free of FSI with payment of premium, when it is provided between lifts and/or staircase. Depth shall be as per the depth permissible above with reference to its building height.
  • Wall area of staircase-lift core abutting non-habitable area shall be counted in free of FSI area and walls area of staircase-lift core towards the habitable floor shall be counted in FSI. Thickness of the wall shall be 230mm in case of brick wall and 150mm in case of RCC wall.
